The new appraisal rules are supposed to protect lenders and consumers, however many homeowners have been burned by the system. Homes undervalued by appraisers unfamiliar with area, or inexperienced overall, have derailed many a sale lately.
Check out the great article in Money Magazine by Sarah Max, which provides you with a road map on how to get a fair appraisal. The keys? Hire a Realtor that will do the job when it counts and will advocate for your home’s value before and during the appraisal process, and, as a homeowner, you should also be proactive and do your part by properly preparing your home and providing relevant neighborhood information.
The selling process is a team effort. If, in spite of your best efforts, the appraisal goes south, don’t give up. Continue to fight for you the proper valuation of your home, straight to the real estate commission and appraisal board if need be.

The city of Glendale, CO is seeking to shed it’s image as the strip-club capitol of Colorado, for a new pitch: rugby capital of the U.S., according to The New York Times. A new identity is long overdue and Infinity Park, the country’s only
municipal rugby stadium, just may help the city erase a negative image and memories of past scandals.
Home to the Glendale Raptors rugby team, Infinity Park is a beautiful stadium that the city is leveraging for, not only rugby matches, but an array of community activities, including, the showing of free movies for the community throughout the summer. Off with the old moniker, and on with the new: Glendale, CO — Rugby Capitol of the U.S. Go Glendale, go rugby, and go Colorado!

What a coup — Louisville nabs the top spot on Money Magazine’s list of “America’s Best Places To Live – Small Towns”. Superior
made the list at a very respectable 13th place out of 100. Top reason residents move to Louisville? The great outdoors. It boasts over 30 miles of trails, close proximity to Rocky Mountain National Park and eight ski resorts within a two-hour drive. Although, I would be remiss not to mention that the town’s schools are highly rated and the area also enjoys little crime, good health care and low taxes.
There are so many things to love about Colorado. What is on your list?

The Mile High City does it again, as we make the Walkscore.com list for most walkable neighborhoods. Denver tied for 10th spot on the list of the 40 largest U.S. cities for most walkable neighborhoods! LoDo, Golden Triangle, Cap Hill and Cherry Creek were deemed “walkers’ paradise” in the report. Other neighborhoods making the grade were Baker, Alamo Placita, Five Points, City Park and Highland. The Mayfair and Montclair and Lowry neighborhoods, listed by Walk Score as “Central East Denver,” came in a respectable 11th on the list.

The Denver Business Journal is reporting that Metrolist data is showing that the metro Denver real estate market is returning to a normal/stable market, with sales evenly split between the first-time and move-up buyers. It’s great to have and report good news!
